The Meadows at Fieldstone Landing


Early on we recognized that people have different needs in the process of building a new home.  Some of our customers sell their existing homes before initiating the building process while others choose to sell just in time to move into their new homes.  In order to make the transition convenient, stress free and affordable for our customers, we offer the following building options that have proven to be the most amenable and provide the utmost flexibility and ease for both the builder and the buyer.  


Option #1.  The location for the home is chosen and a design contract is negotiated with the customer.  Generally a payment of 25 to 30 percent of the total contract price is made at the time of signing.  This enables us, the builders, to install the complete foundation system, sewer and water lines, driveway gravel and rough grade the lot for adequate drainage.  The advantage of this option is that if the customer is waiting to proceed until their current home goes under contract the builder can start the construction process for the home regardless of the time of year and generally complete the home in 9 to 12 weeks. This is the least expensive and mutually acquiescent option. 


Option #2.  This option starts where option #1 leaves off.  At this point additional payments are made to the builder based on a payment schedule agreed to beforehand.  The builder then finishes the complete exterior of the home and interior partitions.  If possible based on the time of year the driveway is paved and the lawn is installed. At this point we can finish the home ready for occupancy in 6 to 8 weeks, regardless of the time of year! At the completion of this option approximately 60 to 70 percent of the total contract price has been made. 


Option #3  With this option the entire home is built in accordance with the contract documents and all payments are made in full upon completion.  At this point the buyers/homeowners may not have sold their homes yet or are not ready to move for various reasons. In this event the builder is willing to rent the completed home to use as a "model" home. Furniture is brought into the home to accentuate the features of the home.  With this agreement the builder is responsible for all insurances and utilities.  In addition the home is heated and the lawn is mowed or the driveway has the snow removed.  Within 7 days of notification that the owner wants to occupy the home  a professional cleaning service is contracted to clean the home and the locks on the doors are changed.  The home is now ready for the new occupants.
